With lending requirement changing on a daily basis, it is almost impossible to state exactly what you will need to invest in particular properties. Many investors avoid the volatile lending market by buying with cash. Others leverage as little as possible on speculative gains. Most of the investors I work with lean towards conservative investing for long term gains and appreciation.
